💡 Two of this week's four listings took price cuts — a small but real sign that sellers in 21043 are getting more flexible heading into late summer. The Fed meets Wednesday (7/29) for its next rate decision; markets are largely expecting another hold at 3.50%–3.75%, so don't expect mortgage rates to move much either way this week. If a cut comes later this year as some are forecasting, that's more likely to show up in rates this fall than right now.

Senior Tax Credit
If you're 65+, or know someone who is, this one's worth a read — County Executive Calvin Ball just signed an executive order forming a commission to review how well these credits are serving residents. Here's what you need to know:If you're 65+ and your household income is under roughly 5x the federal poverty level with net worth under $800,000, the county's Senior Tax Credit knocks 25% off your County property tax. Separately, the Aging in Place credit gives homeowners 65+ who've lived in their home 30+ years (or retired military) a 20% credit for up to 10 years, capped at $650,000 of assessed value. See the full list of credits and how to apply at howardcountymd.gov/finance/tax-credits.

The granite under your feet helped build a Baltimore cathedral.
Stone quarried from the Ellicott City area was hauled to Baltimore by wagons pulled by nine yoke of oxen to help build the Basilica of the Assumption (1806–1821) — the first Catholic cathedral built in the United States. The same local granite shows up all over the region's oldest buildings, a quiet legacy of the quarrying business the Ellicott brothers started here in the 1770s.
