I thought the reports of ghost jobs were overblown until I was back on the market. I fell victim to applying to WAY too many of them during my early search. Monitoring the posting dates and looking on the company website was crucial to better focus.
Happy to say I am off the market again, but man, following the advice you outline here would have saved me a lot of wasted effort.
