Tram stops and Airbnb listings in Florence

Me and my friend have recently published a new post on our “overtourism” blog. The post (here in English and here in Italian) tries to give data basis to the common lore that claims that new Airbnbs open near tram/bus/train stops. We looked at Florence as we did several other times, a known very “touristy” city. The tram network in Florence is old: built in the 1800s but abandoned in the 1950s, it has undergone a recent (last decade) recuperation and is currently getting expanded.
The idea that the public transport network stimulates the creation of accommodations for tourists is obviously intuitive, but is it true and to which extent? Causality is a notorious difficult beast to tame, but at least one can look at correlations. Hope you enjoy.
