The Airbnb market is becoming more concentrated
In this edition, we are looking at the Airbnb market in Italy for our work on measuring the impact of overtourism.
As a follow-up from last time when we measured the “inequality” of the market in terms of how many hosts own how may properties, this time we look at this phenomenon in time. Basically the market is becoming more concentrated - that is, bigger hosts (with more properties) are cumulating more and more properties, in a classic rich-gets-richer fashion.

Rome is an exception, an hypothesis is the effect of the Catholic Jubilee which may have pushed more people (individuals) to put their house on the short-term lets market, hence inflating the number of single-property hosts. It is hard to prove, but we can definitely see how this develops in the near future.
