Fall has arrived! Here is the latest update from the Dover Shores HOA Board about what is going on in our community:
A Note from Association President Tim Hawke
Happy October! I trust everyone got a chance to take some time off and enjoy the summer with family and friends and to attend our summer beach parties that were hosted by the Association.
Our social chairs, Emily Leach and Tate Leusebrink, organized four beach parties for the community this summer. They arranged for food trucks to provide a terrific assortment of food offerings. This new approach worked well, and everyone we spoke with said that they really enjoyed the community dinners. Make sure you attend next summer if you did not get the chance to do so this summer. The beach committee continues doing a great job ensuring that all homeowners have safe access and use of our community beaches. This year, the playground equipment at Larry's Beach was replaced with new equipment, and the swim platform was re-anchored and improved with a new ladder.
As we head into fall, I would like to remind everyone to vote for your board members. Also, please try to attend our annual meeting at the Blue Water Grill on October 15th. Great food will be provided, and I will give the President's Report on key successes and on-going steps the board is undertaking to make Dover Shores a great place to live and to interact with family and neighbors. My report will be short and to the point as I believe dessert will be served right after.

Beach Committee - Beach Reservations Reminder
We’re always happy when our Dover Shores neighbors use our beaches, which are this community's most valuable amenity. Not everyone may be familiar with the rules for using North Star or Larry’s Beach when making a reservation to have a family party or event with friends.
SO WE ASK YOU TO PLEASE REMEMBER:
- If your group is over 16 people you must make a reservation to use the beach.
- If you make a reservation, you as the Dover Shores resident must be present for the entire event.
- You cannot make a reservation for someone who does not live in Dover Shores.
- Your reserved event cannot be on behalf of a company, school, church or other organization - you must be the host and be responsible for the cost of the party.
- Having a reservation does not mean you and your group have exclusive use of the beach. You must share it with others in the community.
- 50 is the maximum number of people allowed for one reservation. This allows other people to use the beach.
- AND PLEASE - no amplified music, microphones or excessive noise - we ask that you please try to be considerate of our beach neighbors.
Architecture Committee - Neighbor Awareness Forms
Are you embarking on a remodel project? Communication with your neighbors is part of the architectural application. The intent is to share your plans with your neighbors so they are aware of your project. This is best done face to face so that your neighbors can ask questions and look at your plans, including diagrams. Your neighbor’s signature indicates awareness of the plans - not approval. If your neighbors have concerns over the plans they can contact the HOA management company and the Architectural Committee will consider their comments prior to approval.
Which neighbors should you show your plans to? Lots in the Dover Shores HOA community that are facing, adjacent and/or may be impacted by your remodel or new construction should be included. The three homes most directly across the street from you are “facing” . All homes with adjoining property lines are “adjacent’. Homes with potentially affected views or other attributes covered by the CC&R’s are “impacted”. If you have a question about which lots these are, the management company and architectural committee will specify.
Registered and/or certified mail receipts indicating that the neighbor awareness form was posted to your neighbors are not sufficient to meet the requirements. If the adjacent house is unoccupied or there is difficulty in contacting the owners then please notify the management company for assistance. If there are major changes in your plans during the HOA approval process, you will be asked to show your neighbors final plans so they have seen an accurate representation of the project.

It’s Pumpkin Season!!! Welcome to Fall! Here are some home maintenance tips you can use this time of year:
- Clean your gutters – it’s important to clean out your gutters this time of year before the rains start, to ensure good flow! This will also lessen the chance of creating a leak. Hopefully the same vendor can take a look at your roof to see if it needs new caulking around the vents, and/or if any roof tiles are broken/shifted/missing!
- Trim your trees – The Fall is the ideal time for tree trimming before the heavy winds come through; additionally, the cooler temperatures prevent infestations in the newly cut limbs.
- Turn down your water – now is the time to check your irrigation, or to have your gardener check it for you, and to reduce time for the cooler weather. Signs of overwatering can include yellow plant material, and a green “build-up” in the gutter in front of your home or at the mouth of the curb core!
- General Maintenance – It looks like some of our owners have been away for some time? Please review the front of your home (or have your manager/agent do so if you are away) to ensure that your home presents itself in a positive fashion. Even if you plan on some remodeling in the coming months, you are required to maintain the home in an agreeable fashion, thank you!!

CERT – Neighborhood Watch Updates:
Burglars - They're back...
The burglars had left us alone since last November but we had two burglaries in August. In one of these on Galaxy, the residents had just returned home from dinner around 7:30 PM when the burglars appeared on a Ring camera alert. The residents called the police who arrived in three minutes but by that time, the burglars had already made their escape. Burglaries can occur at any time but early evening, especially on Friday and Saturday, is a popular time, as burglars look for people who have left for dinner. In this case, the residents had prepared with cameras and did the right thing when alerted so the burglary was thwarted.
The second incident occurred a few days later on North Star. Here is the text of the police report:
Around 2:55 p.m., the victim left her house and noticed a suspicious vehicle following her for a couple of blocks before making a U-turn. The suspect vehicle then returned to the victim’s unoccupied house. The suspect(s) accessed the side of the house and entered the house through the kitchen window. Inside, the suspect(s) went straight to the master bedroom, ransacked two closets, and rummaged through dressers and nightstands. The suspects then fled the scene.
We recommend activating motion-sensitive alarms, particularly in the master bedroom, anytime you leave the house. If you see a suspicious vehicle in our neighborhood, please report it to the NBPD using the non-emergency number 949-644-3717 so they can investigate. With eyes on the street, we can reduce crime together.
One last thing: leaving trash cans in the street on days other than Monday is a good way to advertise to the burglars that you are not home.

Rob Brauchli
My name is Rob Brauchli and I have been a resident of Dover Shores since 2016. Today we live on Galaxy Drive. I have two amazing kids, Lanen (11) and Lenox (4), and a wonderful wife Natalie. Since joining the neighborhood we have been entrenched in the community, doing all that we can to build lasting relationships for our family. In 2020 we purchased the home we live in today. We went through an extensive remodel, which was supported and approved by the HOA and our neighbors. The process was fluid, reasonable and efficient. My goal is to continue to support the improvement of the neighborhood and offer the same consideration and support we received during our project. Furthermore, I am a big believer in the concept that amenities in neighborhoods build the idea of community and establish the continuation and endorsement by all neighbors to be involved, thoughtful, respectful and contributory. My goal if elected is to endeavor to keep the Board’s focus on the improvement of common areas, social gatherings, and appointed home improvement to ensure that we collectively gain from both a social and financial perspective. Outside of life within Dover Shores I am a senior executive in a national lending company, which has a focus in supporting best in class developers in the residential and multifamily arena(s).
Timothy Hawke
Greetings fellow Dover Shores Neighbors. My name is Timothy Hawke. I have had the pleasure to be a member of the Dover Shores community for about 10 years. My wife, Catherine, and I have four wonderful children (Hayden, Cole, Vivienne, and Rylan) and a boxer, Piper, and we have greatly enjoyed being a part of the Dover Shores community. I am submitting my application to be considered to serve on the Board of Directors for our Association. I have been a board member for a few years now, and my goal as a board member would be to continue to work on streamlining the committee processes and the board communications with our fellow homeowners. As board members come and go, it would be very helpful to have in-place procedures for committee functions and communications to allow new board members to be immediately involved in a meaningful way. I think board members should be serving the community, which means providing clear and prompt responses to questions and concerns that our fellow homeowners may have, and to make architectural applications straightforward and not overly complicated, and when needed, to create policies that are not overreaching but rather guidelines to engender good behavior when using our common areas. Thank you for your consideration.

Hello Neighbors! My name is Tate Luesebrink and my wife, Colette, and I have two amazing children, Gianna (10) and Grant (7). I’ve been on the board since 2020 and am focused on enhancing the neighborhood and making the best of the amenities that Dover Shores offers.
Ronnie Weinstein
Hi neighbors! My career encompasses professional sports management & mediation for 46 years. I’ve mediated with the ownership of the Los Angeles Lakers for the past 7+ years. I previously served on the Dover Shores HOA board for 8 years including 6 as president. My goals would continue to be bringing our community back to the days by which we catered to all generations, new & established, while being totally transparent & all-inclusive in our actions & decision making process. We were a true democracy & did not take it upon ourselves to change/alter rules or turn a blind eye without community input. We had community based committees that gave the board suggestions that we then circulated out to the masses for comment before taking action. Our execution was succinct & all-encompassing & if they negatively affected even one of our neighbors we did not take action. We need to look to the future & plan to ensure the safety, security & health of the community & it’s residents, including combating the negative impact of JWA & protecting our assets. It is time to reestablish the once friendly, happy, & all-inclusive environment we once had whereby people were cordial, considerate & neighborly to one another.
