The Summit's 2025 audit is in: six years of where the money went

The Summit's 2025 audited financial statements were shared on the owner portal this week. The report is dated October 7 and the opinion is clean.

I put it beside the audits and budget minutes back to 2020 and wrote up where the money went: how the monthly assessment moved from $468 to $980, what each line pays for, insurance, reserves, payroll and management, and how every budget passed. Every figure is pictured from the portal documents so you can check it yourself.

One thing the minutes show: every budget passed, and in the last five budget meetings no director is recorded asking a question about the budget or voting against it. Owners asked two questions in six years.

Also new on the site: a section menu. The Master, The Summit, The Club, The Lawsuit and The Resort each have a page that lists every story on that subject.

Disclosure: my wife, Amy Corona, is a candidate in Saturday's Summit board election. Nothing in the article came from her or from any candidate.
