Great American AI Act reaches Congress
Reps. Jay Obernolte (R-CA) and Lori Trahan (D-MA) released a 269-page bipartisan discussion draft of the Great American AI Act on Wednesday, the most substantive federal AI governance proposal to date. The bill would preempt state laws regulating AI development for three years while leaving state regulation of AI use untouched. Frontier developers with $500M+ annual revenue must publish public safety frameworks. A new AI standards center gets $100M/year through 2029. AEC angle: the three-year state preemption directly affects the growing patchwork of state laws governing AI in permitting, automated plan review, and inspection. For firms deploying AI tools across jurisdictions, this could temporarily ease a real compliance headache — but state rules on how AI is used remain fair game. FedScoop → Roll Call →
Open Models
Nvidia open-sources Nemotron 3 Ultra
Nvidia released Nemotron 3 Ultra, a 550-billion-parameter open-weight model with 55 billion active parameters and a one-million-token context window. Built on a Mamba-Transformer hybrid architecture, it delivers 5x faster inference than comparable open models and ships under the Linux Foundation's OpenMDW license with open weights, data, and training recipes. AEC angle: a fully open million-token model means firms could self-host document analysis across spec books, contracts, and submittals without sending project data to third-party APIs — directly addressing the data ownership anxiety flagged in Revizto's "Bridging the Gap" report. National Strategy
Canada launches "AI for All" five-year strategy
PM Carney unveiled Canada's national AI strategy on June 4, committing $2B+ to reach 250,000 new AI jobs and raise adoption from 12% to 60% by 2034. Infrastructure targets include 850MW of sovereign compute capacity by 2030, scaling to 2.3GW, plus a mandate to double the country's electricity grid by 2050. AEC angle: the data center and electricity infrastructure buildout is an enormous construction demand signal. 850MW to 2.3GW of compute capacity means years of major civil and MEP work, particularly for cross-border firms already serving Canadian markets. Regulation · Real Estate
California AB 2025 passes Assembly: AI real estate disclosure
California's Assembly passed AB 2025 requiring disclosure when AI is used to digitally alter promotional materials for property sales. The bill now moves to the Senate. This is the first state bill specifically targeting AI-generated architectural renderings and property visualizations in real estate marketing — a fast-growing use case as AI viz tools proliferate. Firms using AI for marketing imagery will need disclosure protocols if it becomes law. Transparency Coalition →
Funding · Contech
Six contech startups raise $121M in a single week
Construction Dive tallied $121M raised by six contech startups, including Foresight ($25M Series A from Macquarie Capital for predictive scheduling on data center and infrastructure projects), August Robotics ($30M Series B for autonomous drilling robots with a DeWalt partnership), and Cocoon Carbon (carbon capture in concrete). The concentration in data center construction and preconstruction AI continues the funding pattern noted since May. Foresight's claim — baseline schedules in days instead of months — is worth watching for field validation. Construction Dive →
Watching
WWDC — Apple WWDC keynote Monday June 8. Expected: Siri overhaul powered by Gemini, third-party AI models (Claude, Gemini) as device defaults on every iPhone, and an AI agent framework. Field teams' pocket AI gets a major upgrade.
State AI — Illinois SB 315 is on Governor Pritzker's desk. If signed, it becomes the first state-level frontier AI model audit law — a precedent that could expand to AI tools used in high-stakes construction decisions.
